What This Calculator Does (In Layman's Terms)

This calculator estimates the monthly cost of owning a financed home, not just the money sent toward your loan. PITI means principal, interest, taxes and insurance. Mortgage insurance may be another charge on top.

Enter the loan amount (home price minus your cash down payment), the interest rate and repayment years. If your version asks for price and down payment separately, it calculates that loan amount for you. Adjust taxes and insurance to local quotes when available. Compare the total with your take-home budget, leaving room for repairs, utilities and any homeowners association dues.

What Every Term & Number Means in Plain English

Home price and down payment

The purchase price is what the seller receives; the down payment is the part you pay yourself. The remainder is the starting loan.

Interest rate and term

The rate is the yearly borrowing charge; the term is how many years you take to repay. Use the note rate, not APR.

Principal and interest

Principal pays down what you owe. Interest is the lender’s charge for lending the money.

Property taxes

Local government charges for your property, often collected monthly by the lender for later payment.

Homeowners insurance

Coverage for certain property damage. Divide the annual premium by 12 for a monthly estimate.

PMI

Private mortgage insurance protects the lender, not you. Many conventional loans require it below 20% down; other loan programs have different rules.

Real-World Example Scenario

  1. Start with a $300,000 home and 10% down: $30,000 cash leaves a $270,000 loan.
  2. At 6.5% for 30 years, principal and interest are about $1,707 per month.
  3. Add $250 in taxes, $100 insurance and an illustrative $112.50 PMI: about $2,169.50 monthly. Compare that full cost, not just $1,707, with your budget.

How we calculate payments

Monthly principal and interest use P × r / (1 − (1 + r)−n), where P is the loan amount, r is the monthly note rate and n is the number of payments. At zero interest, use P / n. Add property taxes, homeowners insurance and applicable mortgage insurance to estimate the full payment. Use parcel-specific taxes and an insurance quote when comparing homes.

APR includes applicable finance charges; use the note rate, not APR, for amortization. Compare Loan Estimates with the CFPB guide.
